1 We are Specialized in mechanized cleaning.

1. Provision of a management team of suitably qualified and experienced personnel on a 24 x 7 basis.
2. Establishment of Benchmark Measurement/Service Level Agreement (a matrix of response times for various situations with varying levels of urgency e.g.. 30 min, 1 hr, 1 day etc.)
3. All aspects of facility management, maintenance & general upkeep of the offices / campus and its infrastructure is considered to be covered under the scope.

2 REPORTINGS & REVIEWS

1. Submission of monthly reports featuring cost and quality of service as per the SLA.
2. Monthly Progress Meeting to discuss cost, progress and maintenance of quality standards.
3. Quarterly Performance Review Meeting to review overall performance
4. Compliance with all statutory requirements prescribed by both State and Central Government authorities from time to time.

3 BUILDING MAINTENANCE AND OPERATION

1. REPORTINGS & REVIEWS

   1. Maintenance and managing operations of any mechanical, electrical or associated equipment installed within Sterling Skyline premises
   2. Operations & maintenance of all equipments to be carried out in accordance with the following
      1. Compliance with all safety norms & statutory requirements.
      2. Compliance with the operating and maintenance instructions of the OEM / supplier.
      3. Employee safety and business continuity.
   3. Scheduling & ensuring timely Planned Preventive Maintenance of all equipments
   4. Manage equipment AMCs in accordance with defined schedules, SLA's etc
   5. Manage inventory of all equipment & consumables.
   6. Provision of 24 x 7 emergency call-out services for normal & out of line situations. Response time - within 60 minutes.
   7. Provision of 24 x 7 maintenance coverage for M&E services as per required scope.

2. Utilities Management

   (electricity supply, diesel consumption etc)
   1. Management & Controlling of all electrical equipments/ devices to ensure efficient power/fuel consumption
   2. Daily tracking of power / fuel consumption, setting targets & monitoring the targets
   3. Investigating & providing a detailed report of any 'out of line' occurrences.
   4. Obtaining timely receipt of invoices from utility supplier / service providers & timely submission of payments
   5. Submission of monthly utilities reports as part of 'monthly management report'.
   6. Management and application of conservation plans

3. Building

   1. Maintain all building, including commend non-structural building elements.
   2. Ensure regular upkeep of the premises in consultation with Sterling Skyline. Examples of the items to be maintained Include
      1. common fabric, fixtures, and fittings
      2. Partitioning
      3. Office Equipments
      4. Doors, common walls, ceilings
      5. Floor coverings & window blinds
      6. Garden Area
      7. Parking Area
      8. Lighting
      9. Clocks
      10. external signage within the premises
   3. Investigating & providing a detailed report of any 'out of line' occurrences.

4. General Cleaning

   1. Providing trained cleaning staff (janitors) equipped with tools, cleaning equipments, chemicals & consumables
   2. Maintaining a minimum agreed stock of consumables at site at all times
   3. Cleaning to be carried out at regular intervals during office hours & deep cleaning to be carried after the office hours, as per an agreed schedule

5. Daily Activities

   1. Cleaning all lobby with appropriate vacuum machine / appropriate equipments
   2. Clearing all dustbins & ensuring all dustbins are covered with garbage bags
   3. Cleaning of all external area like pathways, terrace area, lobby, Staircase etc using broom & mop

6. Repetitive Daily Activities

   1. Cleaning of all glass areas (glass doors, partitions, façade Up to reachable heights ) to ensure it is stain free
   2. Cleaning all washrooms, every 60 minutes (Frequency to be increased based on site condition / requirement)
   3. Maintaining a cleaning checklist in each washroom signed by janitors after every cleaning & countersigned by supervisor
   4. Cleaning of washrooms (Urinals, Water Closets, Washbasins, Floor etc) & ensuring hygienic conditions, with no odour
   5. Ensuring washroom floor, wash basin counters etc are always dry
   6. Checking and timely replenishment of Toilet Rolls, C Fold Towels, liquid soap, naphthalene balls, urinal cakes etc
   7. Cleaning of all tiled areas (Lobby floors, passages, washrooms, cafeterias etc) with a mop & disinfectant liquid floor cleaners
   8. Cleaning & Clearing of any unwanted materials from all floors, store room etc
   9. Ensure requisite stock of printing papers is maintained near all printers, photocopiers etc
   10. Cleaning of meeting/conference/VC rooms, alignment of chairs & ensuring such rooms are ready to use at all times
   11. Sanitizing of Water Dispensing Units / Taps

7. Fortnightly Activities

   1. Brooming/ Cleaning/Washing terrace area & clearing any unwanted materials
   2. Cleaning cob-webs across all area at reachable heights.
   3. Cleaning of white boards.
   4. Cleaning of window sills.
   5. Cleaning all air-conditioning vents
   6. Cleaning all light fittings

8. Quarterly Activities

   1. Carpet, Chair & Sofa Shampooing (based on request from client. Charges will be paid separately as per agreed rates)

9. Pest Control

   1. Pest control treatments & frequency - as specified in 'SOW - Pest C'

4 STANDARD OPERATING PROCEDURES

1. SOPs
   1. Service provider will develop SOPs(Standard Operating Procedures) for all the services provided by them
   2. Any amendment to the SOPs would need to be done post approval from Dream City Admin

5 BUSINESS CONTINUITY PLAN

1. BCP
   1. Develop a Disaster Recovery Plan and a Business Continuity Plan for all the services that the service provider provides.

6 MANPOWER DEPLOYMENT

1. Service Provider will ensure that a proposed manpower deployment as specified by Sterling Skyline team is maintained in all shifts. If there is less manpower due to absenteeism or any other reason, the contractor will cover up the required deployment either from buffer deployment or by extending the services of manpower present in earlier shift. The charges against such extended services will be paid in man days.
2. Service Provider will utilize deployed manpower for intra-office or inter-office movement of goods / assets, as & when requested by Dream City Admin

7 VERIFICATION & TESTS

1. Service provider will ensure that all fresher staff deployed by them have undergone at least 2 weeks of relevant training before deployment
2. Service provider will ensure that Background checks & Police verification is carried out of each staff before deployment at DreamCity Police Verification document or receipt of application should be provided to Dream City before deployment
